Plumbing Inspection Checklist

Comprehensive plumbing inspection checklist covering water supply, drainage, fixtures, water heater, and sewer lines. Essential for thorough inspections.

Water Supply System

Start by inspecting the main water supply and distribution throughout the property.

  • Locate and test the main shut-off valve for proper operation
  • Check water pressure at the hose bib (normal: 40-80 PSI)
  • Inspect the pressure reducing valve (PRV) if present
  • Look for signs of corrosion on visible supply pipes
  • Check for water hammer or pipe noise when fixtures are operated
  • Inspect pipe insulation in unheated areas (freeze prevention)
  • Test individual fixture shut-off valves for proper operation

Water Heater Inspection

Water heaters require annual inspection to ensure safety and efficiency.

  • Record the unit age, brand, model, and serial number
  • Check the temperature setting (recommended: 120F)
  • Test the temperature and pressure (T&P) relief valve
  • Inspect the anode rod condition (replace if 50%+ depleted)
  • Check for signs of leaks around fittings and the base
  • Listen for sediment noise (popping/rumbling during heating)
  • Inspect the flue and venting for proper draft (gas units)
  • Check the gas line connection for leaks (gas units)

Drain & Waste System

Test all drains for proper flow and inspect the waste system for issues.

  • Run water in each fixture and observe drain speed
  • Check under all sinks for leaks while water is running
  • Inspect visible drain pipes for corrosion or damage
  • Test all P-traps for proper water seal
  • Check cleanout access points are accessible and capped
  • Inspect any visible sewer pipe for root intrusion signs
  • Verify vent pipes extend through the roof and are unobstructed

Fixtures & Faucets

Inspect all plumbing fixtures for leaks, damage, and proper operation.

  • Check all faucets for drips when fully closed
  • Test hot/cold mixing at all fixtures
  • Inspect toilet flush mechanisms and flapper valves
  • Check toilet base for rocking or wax ring failure (water stains)
  • Test all shower/tub diverters and valves
  • Inspect caulking around tubs, showers, and sinks
  • Check dishwasher and washing machine supply hoses for bulging

Exterior & Sewer

Don't overlook exterior plumbing and the sewer connection.

  • Inspect hose bibs and exterior faucets for leaks
  • Check for signs of sewer gas odor in the home
  • Locate the sewer cleanout and note its position for the customer
  • Look for wet spots or unusually green patches in the yard (possible sewer leak)
  • Recommend camera inspection if the home is 30+ years old
  • Inspect backflow prevention devices if present

Pro Tips
