HVAC Maintenance Checklist

Pre-Inspection Safety Checks

Before beginning any HVAC maintenance, ensure safety protocols are in place.

  • Ensure adequate workspace lighting and ventilation

Thermostat & Controls

  • Inspect wiring connections at the thermostat base

Air Filter & Airflow

Restricted airflow is the #1 cause of HVAC inefficiency and premature failure.

  • Inspect air filter condition and record size for replacement

  • Measure static pressure across the air handler

  • Inspect fan blade for cracks or imbalance
  • Check the condenser fan motor amp draw
  • Inspect refrigerant line insulation on the suction line
  • Verify the concrete pad is level and stable
  • Check electrical connections and tighten as needed

Indoor Evaporator & Air Handler

The indoor components require careful inspection for efficiency and safety.

  • Inspect evaporator coil for dirt or frost buildup
  • Check the condensate drain pan and drain line for blockages
  • Flush condensate drain with vinegar or approved cleaner
  • Inspect the blower wheel for dirt accumulation
  • Check blower motor amp draw against nameplate rating
  • Lubricate motor bearings if applicable (not sealed bearings)
  • Inspect electrical connections and contactors

Refrigerant System

Refrigerant checks require EPA certification and careful measurement.

  • Check subcooling and superheat readings against manufacturer specs
  • Inspect refrigerant lines for oil stains indicating leaks
  • Record suction and liquid line temperatures and pressures
  • Note refrigerant type (R-410A, R-22, etc.) on service ticket
  • Check service valve caps are tight and not leaking

Final Performance Verification

Verify the system is operating within manufacturer specifications before leaving.

  • Measure supply and return air temperature differential (should be 15-22F for cooling)
  • Verify amp draws on all motors are within nameplate specs
  • Run the system through a full heating and cooling cycle
  • Document all readings and findings on the service ticket
  • Discuss findings and recommendations with the customer
  • Schedule the next maintenance visit (6 months for seasonal tune-up)
